We typically work on projects with a total construction budget of $4 million or above. This reflects the level of design and craftsmanship we commit to on every build. We make exceptions for exceptional sites or repeat clients.
Yes, entirely. Our team navigates every permit, HOA approval, and city review process across Beverly Hills, Bel Air, Brentwood, and the surrounding Westside municipalities. We have long-standing relationships with local planning departments and manage every approval on your behalf.
Absolutely. We work alongside any licensed architect, interior designer, or design firm your project requires. Our role is construction management and execution: we bring your design team's vision to life with precision and accountability. We have strong working relationships with many of Los Angeles's leading design practices.
Before we break ground, you receive a comprehensive fixed-price contract that covers every aspect of construction. There are no surprise invoices, no open-ended material allowances, and no ambiguous scope. You know exactly what you're paying before we start. Changes you request after the contract is signed are handled through a transparent change order process.
As involved as you want to be. Every client receives a weekly progress report with photographs, schedule updates, and budget status. We schedule milestone walkthroughs at key stages of construction. Our project managers are available to you directly throughout the build.
Our warranty covers all structural elements, waterproofing, roofing systems, mechanical systems, and finish work against defects in materials and workmanship. We also provide a dedicated after-care team for the first year, available for any adjustments, commissioning of systems, or questions that arise after you move in.
We intentionally limit our intake to four to six new projects per year. This allows our principal team to remain directly involved in every build, not delegated to junior staff. We are selective about the projects we accept, and we recommend beginning your conversation early.
